SELLING A CONTRACT

You are responsible for selling your rental contract if you will be leaving early in your rental term. All contract sales must be authorized and paperwork completed with management. Following these steps may help to insure a smooth process:
            1.  Advertise your contract. Let management know and your vacancy will be posted on the business answering machine and prospective buyers can be referred to you. We can post it online as well.
            2.  When you have a buyer discuss and agree upon a date of transfer and the rent amount. The new tenants can assume your rental payments and make payments directly to us. If you have paid in full or the amount agreed upon is more than the amount you owe us, you will need to make arrangements for them to pay you. Contact management with this information. The new tenant will need to fill out an application and contract with management. Each new tenant will need their own security deposit. Your deposit will be returned to you 5-7 days following your cleaning inspection.
            3.  Once the paperwork is completed and a security deposit is on file from the new tenant, and you have completed a cleaning inspection you will be released from your responsibility for the contract.
